I was talking this week to a newer agent this week about how to find listings. She asked me about doing expireds, putting up Facebook ads, SEO marketing and about 5 other ways to find listings.
I told her THE first thing she has to do is something far more simple and direct.
Reach out to your family and friends for listing referrals.
And for some reason, most agents I talk to really hate working their SOI, their sphere of influence.
One way to easily stay in touch with your SOI (in addition to calling them) is to email them regularly. When I say regularly, I mean once every 1-2 weeks.
“But Chriiiiiiiiiiiiissssss, that is too much” is the refrain I always hear.
No it’s not.
I have over 3,000 emails in my database and NO ONE has ever said I email too much.
It’s like realtor PORN, as my best friend says, people love hearing about real estate.
So email away! Email about the market, about your new listings, other agents listings, crazy news about certain neighborhoods.
There are some great programs out there to help you compose your emails and MailChimp, Constant Contact and Aweber are all affordable ways to get your emails out.
So step up your game with your emails. They don’t have to be perfect. But you want your SOI to be constantly reminded to associate your name and real estate together.
Because if you don’t do this like an Unleashed listing agent, another agent will be doing this and taking away listings from you.
