Working on a listing now that is a trust sale and has 23 heirs. To say that this one is a cluster is an understatement! Thank God the trust attorney is solid and knows his stuff.
This is just another instance of getting a new listing from my COI which I have cultivated over the years. This listing in particular was received from a trust attorney which I had called initially about 4 months ago. Yippee-ki-yay!
Just goes to show you that developing your COI list with service professionals works!
I have often said this before, call attorneys, CPAs, tax accountants, tax preparers, financial planners, stock brokers, etc in your town. Call 3 new ones every day and intro yourself, tell them you heard they do great work, ask them if it would be ok for you to send them your business card and to stay in touch with them for referrals. They rarely say no.
Then put them in your CRM, send them not a card, but a folder with your pre-listing package in it (if you don’t have one, hit me up at firstname.lastname@example.org and I will show you mine) and all your info. I either messenger it to them or send it priority mail so it seems important.
And then most importantly, CALL them periodically just like you would call your COI. Because they are now your COI. I call them every 3 months and if I personally talk to them on the phone (as opposed to a VM or message left), I send them a hand note thanking them for their time on the phone.
This is a great way to grow your COI, it’s basically free, and these decision makers can give you listings.
I know some of you are saying, “but Chriiiiiiiis, they don’t know me at all”.
It doesn’t matter.
They are all nice people and 99% of the time they are friendly and they will remember you when it comes time for them to refer out a listing.
Be the stud/stud-ess you can be and make those calls NOW!
