I just brought 2 hot as hell listings on the market recently in San Francisco, one is for $1.8 million and one is for $2.7 million. And some of you asked why list a place in December, why don’t you take the time off instead.
No such luck.
I think listing a home in December is a great idea for a lot of reasons, for you and for a seller.
Usually, the listing inventory is low so the seller has very little competition. And there is nothing wrong with that.
Serious buyers are still looking for property during the holidays. I have made some of my biggest deals in December.
Motivated sellers still need to sell ASAP. Who am I to talk them out of it?
It positions yourself in a strong place to start your 2021. Selling in December and closing in January is a great way to start off your 2021.
If you have been on the market for a while, December could be a good time to change your marketing strategy and/or reduce your price.
Some people really like seeing houses with all the holiday decorations installed. It makes the property more appealing a lot of the times.
And quite frankly, if a seller wants to sell, what else are you going to do with your time. I can’t believe you would want to take off the entire month of December?
So work your tail off before you take time off during December. Communicate with your seller when you’ll be taking off, cover yourself with another agent if you have to.
